🏢 Real estate agencies

Agencies are real estate businesses tied to a job. Their members list properties, sell and rent them with contracts, and track the money in one portal.

Admins create agencies with /manageagencies.

Create the agency

Add an agency and link it to a job, for example realestate.

Grant permissions

Give the agency a pool of permissions, such as property creation and the agency portal. Then choose which job grades get which permissions. Boss grades always get the whole pool.

Brand it

The agency sets its name, logo, colors, and default phone number in the portal. They appear on its listings and sale signs.

Agency members open the portal with /agency.

Tab	What it's for

Company Properties	The agency's own properties. List them for sale or rent, and bulk edit them.
Furniture Presets	Furniture layouts the agency can apply to its properties.
Offers	Buy offers waiting for an answer.
Documents	Every signed contract.
Finances	Income and spending over time.
Boss Menu	The agents who work for the agency.

Commission and how long a property stays assigned to an agent are set in Settings → Contracts & Agency.

Sales and rentals go through a contract that both sides sign in-game.

Prepare the contract

Choose a sale or rent contract. The price, address, and utility rates are written in. The seller can sign first (presigning).

Offer it

Pick a player nearby and send them the contract. The offer shows the property on the map, its zone, and its utilities.

Sign

The other side signs. Signatures stay fixed when the contract is opened again. Either side can request a copy of the document as an inventory item.

Configured real estate jobs can buy or rent a property for their society. The offer explains when a company contract isn't allowed.

An agency can make a buy offer with a pre-signed contract. Pending offers can be accepted or cancelled, and both sides are notified.
